Siding Replacement Within an HOA Community Do’s and Don’ts

There are many benefits of living in an homeowners association (HOA) community, but it can make home improvement projects a bit of a hassle. If you want to renovate your home, you may have to seek approval with the HOA board first. The members will determine what you can and cannot do, and make sure that your renovation adheres to the HOA’s rules.

While it’s true that not all renovations require an HOA approval, homeowners must seek approval for any changes affecting the exterior of the home. This includes replacing your siding. 

Why Do You Need an HOA Approval for Siding Replacement?

If you live in a neighborhood with an HOA board, every resident should apply for approval for any renovation they are planning to do. This allows the board to ensure that your project adheres to HOA’s governing regulations, also known as covenants, conditions and restrictions (CC&Rs). The CC&Rs determine what’s allowed and not allowed in the neighborhood. If you go ahead with a renovation that violates the CC&Rs, the HOA can either fine you for noncompliance or force you to make the necessary changes. 

So, before you begin with your siding replacement project, it’s best to get approval from your HOA board. They will inform you whether there are color or siding material restrictions. For instance, the HOA may only require James Hardie® siding materials in the neighborhood. In addition to that, the HOA board may also recommend a pre-approved siding contractor who has previous experience in your neighborhood. 

What Are the Do’s and Don’ts of Siding Replacement in an HOA Community?

  • DO get pre-approval for your project. Most HOA boards may require you to submit a project proposal form as well as additional documents. If you’re unsure what forms you need to submit, review your CC&Rs, or ask a board member.
  • DON’T rely on someone else to understand the rules. Remember not to rely on your contractor to read your neighborhood’s CC&Rs. As a homeowner, it’s your responsibility to make sure the project is compliant with the rules.
  • DO hire qualified professionals. Once your project is approved, your HOA may provide you with a list of contractors who have experience working in HOAs and know the guidelines. If the board doesn’t, you may have to find the contractors on your own. Keep in mind that, if your HOA requires contractors to be licensed and have insurance, be sure to hire professionals with these requirements.
  • DON’T begin the project with HOA approval. As already mentioned, should you begin your siding replacement without HOA approval, they may stop the work and force you to redo it completely. In the worst-case scenario, they may even fine you.
