Poor Insulation 

Your roof’s insulation prevents warping and humps under the membrane. If it is not properly secured to your roof, the insulation will warp and pull on the seams, creating tears in various areas. Make sure your insulation is properly installed and regularly inspected to spot any irregularities in this component.

Faulty Installation

The seams must be sealed properly so your roof doesn’t have any gaps. Remember that overlapping seams do not mean they are sealed correctly. Regularly check this part during roof inspection and maintenance.

Roof Membranes That Are More Prone to Seam Failure

  • Torch-down: This type of roof membrane is sealed by heating its back side until it melts and fuses.
  • Rubber form: This is a single-ply roof membrane that is typically glued or raped on.
  • Modified bitumen: This roof membrane is sealed with either hot asphalt or cold adhesives.
