When Should You Replace the Roof?

How to tell when it’s time to replace your roof depends on many factors, and there are three that you need to take note of: water damage, age, and disasters.

Moisture damage is a sign that the roof has experienced extensive water intrusion from a leak, which has bypassed the inner layers of the structure and is now affecting the ceiling and the walls. Brown spots, mold, and peeling paint are all warning signs that it’s time to replace the roof.

Age is another factor and depends on the roofing material. Asphalt, the most common residential roofing material, has an expected life span of 20 to 25 years. Once it goes beyond that, it’s more economical to replace the shingles with brand new ones as any repair work you’ll do will end up the same price as a replacement.

Finally, there’s the intensity of the disaster that your roof has just weathered. Things like hurricanes, tornadoes, or exceptionally violent storms do extensive damage that often bypass the outer defenses of the roof and cause leaks.
